| 520 | _aThe latest "IPD UK monthly index: end July 2004" has been published. It shows that property returns continue to rise thanks to strong capital growth. In July 2003, property returned 1.4%, with capital growth contributing 0.8% towards this. The property market has been gradually increasing over the last 12 months since August 2003, when it stood at 10.0% - it's now 16.1%.
