Over three quarters of estate agents (79.6%) confirmed that they believe that house prices have reached their peak and will now decline. The average property price in August 2004, according to their figures, was £222 938. Asking prices were on average 1.3% lower than July, pushed down by first-time buyers seeking further discounts and securing, on average, 5.5% off the asking price. However, prices still remain out of budget for many and the number of first-time buyers fell below 10% for the first time since autumn 2003.
