The first describes exceptions to the rule of caveat emptor governing disclosure of information under the law of contract in the conveyancing of residential property . Suggestions are made to achieve a greater degree of disclosure. The second examines, in the light of demand for change, three non-legal issues to ascertain whether suggested improvements would prove to be satisfactory. These are vendor valuations , certificates of mortgageability and vendor surveys . Concludes,that a case for change has not been proved and that the principle of caveat emptor, as it applies to house purchase, should remain undisturbed.
