520 _aThe article examines problems which can arise when physical alterations are carried out on business premises. The precise wording of the lease or licence to carry out alterations is of prime importance. Considers the effect of the landlord`s refusal to consent and describes the provisions of ss1 and 19(2) Landlord and Tenant Act 1927 . Problems include landlord`s control over the work, reinstatement , tenant`s compensation for improvements and financial implications such as rent being affected at rent review , rates, insurance, deemed premiums, capital allowances and VAT.
