520 _aAs a result of pressure for good office accommodation in the City, many tenants continue to accept a form of letting which makes them responsible for part of the burden which has normally fallen on the landlord in the past. " Clear leases " contain many risks for tenants. This article attempts to identify these risks, and what can be done to alleviate them; the clear drafting of leases , repairing obligation , scope of the demise, landlord`s duty to repair, risks to the tenant are all covered. From the landlords point of view, redecoration after repairs and compliance with service charge procedures are considered.
