520 _aCA 6 December 1994. In 1985 the plaintiffs (S) purchased a former bakery with a mortgage from the Leeds Permanent Building Society. Before purchase, the building society commissioned the defendants (G) to provide a valuation report for £30. G pointed out in writing that the valuation was limited and advised the Leeds to obtain a more detailed, more expensive report - the RICS "House buyers report and valuation". In the court below, it was held that G was negligent for failing to report a missing chimney breast hidden behind a cupboard. G appealed contending that the standards imposed by the judge were too high. Appeal dismissed. S cross-appealed. Appeal allowed.
