520 _aCA 10 March 1987. Appeal by Dorita properties, from a county court decision, on an application by the tenants, the present respondents, for a new tenancy of a cafe. At issue was the assessment of rent. The premises were in the East Precinct, Croydon, a less favoured area than the West Precinct. The valuation was by the Zone A equivalent method . The landlords relied on evidence of two open market lettings in the East Precinct, and from two prospective lettings there. The tenants relied on evidence from nine lease renewals and two rent reviews in the West Precinct. The county court added the Zone A equivalent figures of the nine renewals relied on by the tenants, (with a 20% reduction for differences between the precincts), and the two open market lettings proposed by the landlords, and divided the sum by 11; giving a figure of 12.59 per sq ft.
