T was entitled to terminate the tenancy by one month`s prior notice in writing. L informed T of an intention to vacate the premises on a specific date. The day after the specified date L sent T a fax requesting return of deposit less outstanding rent. T refused to accept the surrender. L and T both had their appeals "held" in part.
