On expiry of the lease, the appellant landlord served the joint tenants with two notices under Landlord and Tenant Act 1954 s4 to determine the lease in respect of two parts of the leasehold property. Query whether the notices were valid as there was only one tenancy, that could only be determined by one notice. The landlord appealed contending that after the lease expired there had, or could have arisen, a continuation tenancy or tenancies. Appeal allowed.
