The tenants contended that the landlord was contractually obliged to insure the units for the benefits of the tenants. The lease of one unit contained a landlord`s covenant to insure. The landlord claimed damages for negligence against the tenants. Held: The landlord was entitled to damages less 15% for contributory negligence.
