A fracture occurred in one of the defendant`s underground mains causing substantial flooding in the basement and sub-basement owned by the first plaintiff and leased by the second plaintiff. Extensive waterproofing of the basement and sub-basement was subsequently carried out by the second plaintiff but there was evidence of other damp which had been noticeable for eighteen months before the leak.
