The sellers information pack, prepared by a homeowner before putting a property on the market, comprises title documents, answers to pre-contract enquiries, replies to standard search enquiries, planning and building regulations consents, any warranties or guarantees for work carried out to the home, a draft sale contract and a surveyor's home condition report. A pack for a leasehold property would also contain information about the lease, service charges, insurance and management arrangements. A pilot scheme is being run in Bristol until July 2000. It will assess how well each component of the pack works, how well it is accepted by buyers and sellers and by agents and mortgage lenders. In particular each agent's experiences of using the Home Condition Report will be recorded for analysis and will subject of a report.
