520 _aWhilst farm incomes have fallen by 61% since 1995 and are predicted to fall further in 2000 farmland prices have surged. According to the RICS own measure for vacant possession farmland sales values have risen in real terms 15% in real terms since 1995. Considers the reasons for this ; the strength of the residential sector, the introduction of farm business tenancies, the growth of contract farming, of diversification and farmers' willingness to adapt to changes on the supply side which has kept a shortage of land on the market. Warns though that, looking at historical data, traditionally land values have lagged farm incomes. Concludes by examining possible effects of a drop in land values at the present time. References.
