Describes the two advantages commonhold has over leasehold: firstly, commonhold is not limited by time and therefore does not diminish in the manner of leasehold; second, commonhold has greater potential for standardisation of documentation. Proposed legislation will not make commonhold compulsory but it does place restrictions on commonhold to prevent the grant of long leases by unit-holders which would create the same regime that the new system is seeking to replace. The new form of land holding will present opportunities for creative planning of new financial models.
