520 _aOn 19 March 2001, government published a consultation paper outlining proposals to streamline business tenancies as defined in the Landlord and Tenant Act 1954. Government originally planned to use the order-making powers under the Regulatory Reform Act to push the reforms through quickly, but is now considering using a parliamentary bill to enact the reforms. Article provides a summary of current discrepancies with the Landlord and Tenant Act 1954, government proposals for reform, and related discussion. The proposals include the following: an improved procedure for excluding security of tenure; a more streamlined renewal process; allowing tenants the right to apply for interim rent; less complex rules on surrenders and termination of fixed-term leases by the tenant; a maximum term of 15 years for a renewal lease. The deadline for responses to the consultation paper is 30 June 2001.
