520 _aOutlines the provisions of the Housing Act 1988 s13 which lays down a procedure to be followed in assured periodic tenancies except where a provision specifying when the rent will be increased and how much by, or by what formula, exists. Where no such 'provision' is made the landlord must serve notice in the prescribed form, laid down by statutory instrument, proposing that a new rent from a date not less than one year after the beginning of the tenancy or the last rent increase. Any error in the way in which the increase is implemented could leave the Landlord facing large bills or legal action.
