Reports on the Building Maintenance Information (BMI) survey carried out to provide information about the general performance of materials and buildings in use. Lists the basic causes of deterioration in buildings given in BS 7453 and highlights the six main forms of obsolescence outlined in the RICS guidance note on life cycle costing. Concludes that the BMI survey of 125 common building components provides typical, minimum and maximum life expectancy as well as general guidance on factors to consider when assessing life expectancy and causes of early deterioration.
