520 _aShelter has published "On the up?". The report looks at regeneration programmes in the north of England and has warned that as result of such programmes, house prices in those areas will rise. Regeneration encourages property speculation and could affect affordability - at the same time as 167 000 homes are being demolished in those areas. House prices are rising faster in the north than anywhere else in the country and families could be pushed out of buying or private renting and this could lead to an increase in homelessness.
