Out-of-town development has led to the erosion of central urban areas. PPS6 aims to drive the renaissance of towns and cities of all sizes. Lists the key government objectives in PPS6. Provides analysis from industry commentators. Best practice guidance on need and impact assessments, sequential testing and dealing with smaller centres to support PPS6 is due after the election. In "Town centre policy clarified" John England sees PPS6, which replaces PPG6 last revised in June 1996, making the town centre development process easier. Considers that PPS6 guidance strengthens advice set out in PPG6 and most importantly continues to support development in town centres over that in other locations. A plan-led approach to planning for town centres and a sequential approach to site selection remain at the centre of the policy. Lists the changes in PPS6 from the December 2003 consultation draft. PPS6 should simplify the process of determining planning applications and appeals on town centre development proposals.
