Its aim is to align the regulation of equity release and Islamic mortgage schemes with other products that have been regulated since 31 October 2004: home reversion schemes will be regulated by the Financial Services Authority (FSA) in line with other equity release products, a level paying field will be created for the regulation of Islamic mortgages and private sector tenure schemes will come under FSA regulation. The bill will offer the often vulnerable buyers of equity release schemes the same level of protection whether they opt for a mortgage-based scheme or home reversion.
