Even with house prices and interest rates continuing to rise, rental growth is sustaining yields of above 6%. Many landlords are reacting to rising rates and costs by increasing rents. RICS and ARLA both find tenant demand still increasing and outstripping supply. Demographics traditionally tied to renting are increasing due to the difficulties involved with buying in the current climate. Growth in single person rented households is widely expected. ARLA predicts 50% growth in buy-to-let by 2021.
