520 _aFor repossession purposes, retrospective valuations are intended to be only "an initial opinion of the retrospective (value) as part of the repossession valuation instruction" (Council of Mortgage Lenders (CML): Valuation advice in repossession case, September 2009) [see E148428]. Yet, recently, a lack of understanding of the nature of these valuations has resulted in claims being instituted by negligence lawyers on behalf of lender clients. RICS issued in November 2009 a "valuation alert" and CML published advice to lenders on the same subject.
