Examines the inner workings of AVMs and discusses the positioning, use and future of AVM modelling in South Africa. Concludes that physical inspections and AVMs should be move closer together, progressing more towards the traditional physical valuation based approaches and cost based approaches as the electronic valuation industry matures. Although AVMs are here to stay in South Africa, physical valuations remain essential to enhance and sustain AVM quality.
