520 _aAnalysis in De Montfort University's 2010 report on the lending patterns of 59 large-scale commercial property lenders operating within the UK for the year ending 31 December 2009 shows banks are back in the commercial lending business but are only just recognising the extent of the legacy problems from lending strategies in the previous boom. Total property lending to commercial property and social housing reached £247.7bn and outstanding bank debt secured by UK commercial property rose by 1.2% to £228 3bn in 2009, the lowest increase on record. The total market size is now estimated to be as large as £306bn.
