These includes the prohibition of the serving of s21 notices within the first four months of an original Assured Shorthold Tenancy (AST) and must be served using a prescribed form Assured Shorthold Tenancy Notices and Prescribed Requirements (England) (Amendment) Regulations 2015 (SI 2015:1725. Tenants must also have been given an Energy Performance Certificate and Gas Safety Record before a S21 notice can be served. Applies to new tenancies set up on and after 1 October 2015
