F therefore claimed £250,000 plus VAT as he had introduced a prospective purchaser. U denied this oral agreement and contended that the purchaser was never willing and able to purchase as for financial reasons the sale never took place. The court dismissed F`s claim as the agreement was never confirmed in writing and the purchaser never in fact bought the property.
