UK house prices increased by 0.3% since February 2011 and by 0.2% since January 2012. The mix-adjusted average house price was £224 473 in February 2012 (not seasonally adjusted). Annual average house prices increased by 0.4% in England and 1.1% in Scotland and fell by 0.5% in Wales and 9.7% in Northern Ireland. Annual average house prices paid by first time buyers in February were 1.3% higher than a year ago. No change in average house prices paid by former owner occupiers. Annual average house prices paid for new properties in February 2012 were 7.7% higher than a year ago. By comparison average house prices paid on pre-owned dwellings were 0.2% lower. The ONS House Price Index was previously published by Department for Communities and Local Government as the CLG House Price Index.
