This article considers, with reference to two particular cases F W Woolworth PLC v Charlwood Alliance Properties Ltd (See Abstract 37703) and Braddon Towers v International Stores Ltd (1987) 1 EGLR 207, that if a tenant under a covenant to trade at the demised premises ceases to do so, but asks for the landlord `s consent to an assignment to someone who also has not the intention or the ability to trade, can the landlord`s consent be reasonably withheld.
