Examines cases concerning licences to assign in which the issue was whether the landlord had good grounds for refusing consent. A recent ruling, Go West Ltd v Spigarolo is of great general significance as it concerns an issue of principle. The key points were that a landlord's response to a tenant's application for a license to assign necessarily brings to an end the reasonable period allowed for by the Landlord and Tenant Act 1988. Also, only where is clear evidence of waiver can continued negotiations preclude the tenant from seeking damages under the act.
